Description
Our villa is an ideal place to relax after a hard day at the theme parks or following a round of golf at one of the many, nearby courses.
With its' own screened pool, plenty of space and overlooking woods and a lake it is an ideal holiday location whatever your age.
The Disney resort is only a 10 minute drive and Universal Studios about half an hour but both Orlando and Kissimmee have numerous other activities to suit all the family.
The villa sleeps 8 in comfort. The master bedroom has an Ensuite bathroom, a kingsize bed and cable TV. The second bedroom has 2 single beds which can be made into another king size and the other two bedrooms both have twin beds.
The villa has a covered, lit patio area overlooking the pool which is ideal for "alfesco" dining, particularly nice first thing in the morning when it is very quiet or with a glass of wine with friends in the evening The kitchen is well equiped to meet your needs but if you don't feel like making the effort then there are many restaurants in the area to choose from.
There are a number of shops nearby including WalMart, Publix and Super Target, although the main shopping mall is about a 30 minutes drive.
Lake Berkley is a gated complex with addtional amenities available including fishing lake, tennis court, basketball area and a community club house with swimming pool, jacuzzi, fitness center, internet access, pool and air hockey tables.
The villa is within easy driving distance of Orlando International Airport and only 90 minutes drive from Tampa.

| Lounge | The lounge is open plan to the kitchen and dining room and overlooks the pool area. It has cable TV, stereo system and a playstation 2. |
| Dining Room | There are two dining areas. One suitable for more formal dining and a smaller table for breakfasts or children. |
| Bedroom 1 | The Master Bedroom has an Ensuite bathroom (with door to pool ara), large walk-in closet, cable TV and its' own patio door leading to the pool. |
| Bedroom 2 | The 2nd bedroom has two single beds which can be made into a double bed if required. |

| Bedroom 4 | The 4th bedroom has two single beds. |
| Bathrooms | There are two bathrooms. The master bedroom ensuite has a large walk-in shower and the second bathroom has a bath and shower. |
| Kitchen | The kitchen is fully equiped with cooker, microwave, full size fridge/freezer, utensils, crockery, etc. There is also plastic cups and plates suitable for use round the pool. |
| Utility Room | The utility room has a washing machine and tumble drier. There is also an ironing board and iron. |
| Pool | The pool is screened and heated and gets sun for most of the day. There is also a shady dining area with lights and ceiling fan overooking the pool. All doors to the pool area have alarms for the safety of young children. |
| Other Info | The villa is fully air-conditioned and has plenty of towels for your use. There is a high chair but if you require a cot, buggy, etc then please let us know. Local phone calls are free and other calls can be made with a calling card. |
Amenities
Lake Berkley Resort has a number of activities on site including fishing, tennis, a basketball court, a pool and spa pool, a club house with gym, air hockey and pool tables and internet access. There is also a childrens play area and plenty of space for them to run around.
Attractions
Disney is about 10 minutes away, Univesral Studios about 30 minutes and Busch Gardens approximately 90 minutes. It is also about 90 minutes drive to the Kennedy Space Centre,the Florida beaches (East and West Coast) and Tampa.
Shopping/Dining
There are numerous restaurants serving breakfast, lunch and dinner suitable for all budgets and tastes within a short distance. Several supermarkets are within a 5 minute drive including Publix, Wal-Mart and a Super Target. The main Shopping Mall (Florida Mall) is about 30 minutes drive.
Booking Notes
Please contact us through our website or through our email address. A 10% booking fee is required as a deposit.
There is no minimum stay but bookings of less than 5 days will occur an additional 50 pound cleaning fee. Bookings of more than two weeks will be eligable for a discount.
Rental Rates
The rates are inclusive of Florida taxes. Pool heating is extra but it is recommended from October to April. Pool heating cost is currently 95 pound per week.
Rates quoted in US$ may vary with the exchange rate. Price quoted was at a rate of $2 to the pound.
