Description
Swaying Palms is a spacious 4 bed, 3 bath villa with heated pool located in the gated community of The Reserve at Town Center, a haven of 94 pastel colored villas with palm tree lined streets.
Our villa has a private pool overlooking a conservation area and small pond and is the ideal place for tranquility yet so near to all of the Orlando attractions.
If you're into golf, there are two Greg Norman designed golf courses just 5 minutes away.

| Family Room | The living room has a sofa bed and 2 seater couch and is fitted with a 27" cable TV, DVD player and PS2 station with new game. There's a small bench with brochures, books, playing cards, etc. Help yourself! |
| Dining Room | The dining room has a table to seat 6 with a further 2 chairs located at the breakfast bar. There are glass double sliding doors that lead to the pool area. |
| Bedroom 1 | Master Bedroom with Queen size bed, cable TV/Video with large en-suite and walk in closet and small security safe. The bedroom has sliding double doors that lead to the pool area. The en-suite has a single door that leads to the pool area. Ceiling fan. |
| Bedroom 2 | Master Bedroom with Queen size bed, cable TV with large en-suite and walk in closet. The bedroom has sliding double doors which lead to the pool area. Ceiling fan. |
| Bedroom 3 | Two single beds, dresser, ceiling fan, closet. |

| Bathrooms | 2 en-suite bathrooms in the two Master bedrooms an 1 family bathroom. All bathrooms are supplied with towels and hair dryer. The en-suites also have a closet with spare linen and towels for the house and pool. |
| Kitchen | The kitchen is fully equipped with all utensils and cooking appliances, etc. |
| Utility Room | Located off the kitchen is a closet with large washing machine and dryer as well as an iron and ironing board. |
| Games Room | We don't have a games room yet but there is a new PS2 and game supplied in the living room. |
| Pool | There's a table to seat 4 people for dining al fresco as well as two sun loungers provided. There are some toys for the pool located in one of the en-suite closets. There's an outside door that leads to the conservation area also. |

Amenities
Within 3 miles is a large drug store (with some groceries provided) as well as a petrol station. Within 5 miles is Champions Gate (exit 58 off I4) which comprises an array of shops, large Publix grocery store and two gas stations.

Please refer to our websites for a complete listing of where the attractions are located from the villa. Disney is only 8 mins, 15 mins to Seaworld, 25 mins to Universal Studios, Islands of Adventure, Wet n Wild. Plus so much more!
Booking Notes
Please email or phone to check availability. Once we've confirmed your dates are available, you will be requested to pay the deposit of $150 / £100 per week with final monies due 8 weeks prior to arrival.
Minimum stay is 3 nights. Stays of less then 5 nights will incur a cleaning charge of $85.
Rental Rates
The rates are inclusive of all Florida sales taxes.
Pool heating is extra at $18 / £10 per day (recommended November to March).
